The Situation
A group of overseas guests wanted to secure a summer stay “well in advance” to lock in international travel plans. However, the property’s booking calendar was only open a few months ahead. At the exact moment these guests were ready to commit, the property simply wasn’t available to book — creating a real risk of the owner (and the agency) losing a high‑value extended stay opportunity.
The Action
Rather than waiting for late demand to kick in, we adjusted the strategy. The booking window was extended from six months to twelve months in advance, ensuring the property was visible when forward‑planning guests were actively searching. To ensure the home was positioned correctly, a premium was applied to bookings made 180 days or more before arrival.
This is important as many agencies and hobby hosts are simply not that organised so at the time of enquiry, there simply was not a lot of high-quality inventory. It was a classic supply constraint situation in the market. This wasn’t about discounting early like did 5-10 years ago. It was about recognising that organised guests value certainty — and are prepared to pay for it.
The Result
The outcome was immediate and measurable. The property secured a rare and lucrative opportunity that was 50% greater than the previous year. Instead of relying on last‑minute demand or price pressure, the property, the owner and the agency captured premium revenue from guests who planned far ahead and committed with confidence because their motivation was having certainty (whilst knowing that the best property/experiences book out first)
