Traditional property managers from pedestrian agencies tend to be reactive. Specifically, they focus on filling vacancies and responding to tenant complaints. When a conflict arises, as is regularly the case, as nothing in life is perfect, the position is to lean on the legislation and regulatory framework to resolve disputes. When asked, “What business are you in?”, the response would normally be “We are in the property business!” which seems like a logical response, however, we look at things differently. At Property Providers, we believe that “We are in the People business”. The distinction between these two ethos is significant. We take a strategic, partnership-centric approach, focusing on building long-lasting relationships. This is based on the importance of establishing a strong foundation built on mutual respect, reward, investment, and shared risk. Tenant management is designed to create a positive living experience that boosts tenant retention, reduces vacancies (which costs money!), and ensures a more predictable (and therefore profitable!) revenue stream. We go beyond basic screening and rent collection. We prioritise consistent communication, provide proactive maintenance programs, and stay up to date with legal aspects, including navigating changing situations of both the investor, tenant and broader market (including the increasingly intensifying regulatory environment). We anticipate needs and address potential disputes before they arise, ensuring not only compliance but mutual respect among all parties. It’s in everyone’s long-term interest to foster a fair, welcoming relationship that promotes shared success. Pillar #2: Account Management:

Proactive Partnership, Not Just Financial & Repair Oversight.

There is a significant difference between Account Management and Property Management. Property Managers really should think of themselves as Account Managers who have been given the privilege of having the shared responsibility of managing a multimillion-dollar investment or asset. Account Management is a more strategic approach that involves putting a spotlight on focusing “ON IT” vs “IN IT.” Account Management is a more holistic obligation that goes far beyond collecting rent and getting stuff repaired. It encompasses regular, relevant contact with initiatives that drive value (i.e., refinancing, proactive maintenance schedules vs reactive repairs, understanding what tenants want from their experience living in the property, etc.). Proper Account Management can evolve from the typical win-lose dichotomy and tug of war into a more graceful relationship with far less friction or abrasion. No doubt, financial outcomes are certainly an important part of success, but for many sophisticated investors, optimum performance also provides for an element of harmony.

Pillar #3: Property Management:

Protecting Value and Enhancing Appeal.

Today, most Real Estate agencies with Property Management departments have taken the unfortunate strategy of “high volume and low margin”, creating an environment where staff burnout. This is because they have not been provided either adequate time or the structure (and systems) to effectively Account Manage. Property Management to us is working “IN” the business and yes, involves the day-to-day activities of maintaining the property, but this is most effectively done when there is a relationship with trust. Trust takes time and money to build.

Unfortunately, it is too common to see rampant offshoring in order to lower labour costs with less skilled and less qualified remote workers who do not understand the local market and culture.

Traditional property managers may focus mainly on maintaining the property, but we take a more strategic approach. Property management is not just about fixing leaks or handling emergency repairs—it is about actively working to enhance and preserve the property’s value over time. This includes everything from marketing the property to finding the “right” tenants, setting up and facilitating property viewings, reviewing tenant applications, including reading between the lines. Preparing the lease for the chosen tenant, Collecting and lodging the bond, as well as handling all bond claims if applicable, Completing the property condition reports at the start and end of the tenancy, Holding regular inspections to check the property’s condition, Collecting and disbursing funds (including rental arrears), Conducting rental reviews, Handling all repairs and maintenance (including negotiating the best rates and inspecting the quality of the work) Communicating with the tenant about any issues into this and identifying value-adding projects that increase both the appeal and profitability of your property.

Whilst yes, we cover all your standard day-to-day tasks, we also ensure we are maintaining a forward-thinking approach to property maintenance and improvements, we ensure your property remains competitive in the market and continues to attract high-quality tenants, which as a result drives higher returns.
