Last-minute bookings are often seen as risky and stressful. Short timelines. Tight decision windows. Little room for error.
But when a property is properly onboarded and made “guest ready” in advance, urgency stops being a threat—and starts becoming an advantage (this is especially the case with the current trend the booking to arrival window decreasing)
The Situation
We were approached by an owner/investor who was travelling overseas and wanted to harness the idle capacity of their property. The problem was they were leaving, and Property Providers had yet to secure a booking. Our owner’s partner had a choice to make. Either invest their time (as well as money to get the property properly cleaned fire compliant, beds made, Home Guide Completed etc.) or… simply abandon renting or… wait to get a booking and then go through the process of making it guest ready (which obviously takes time).
When Property Providers partner with owners, we carefully review their property and only select properties to put in our portfolio that we feel have a high probability of converting opportunities into rent realities. By the time everything is ready, the opportunity is gone. In this case, none of that is applied. The listing was live. Pricing was set. Availability was visible. Systems were fully integrated.
When the enquiry came in, there was nothing to prepare, only a decision to execute. Because the property was onboarded in advance, the booking process could begin immediately. There were no approvals to chase, no system gaps to close, and no lastminute configuration required. Availability was confirmed in real time. The pricing framework was already established. The workflow moved forward without interruption. That readiness allowed the team to focus entirely on delivery, responding confidently within the customer’s short window, while the opportunity was still live. Instead of rushing to make the property bookable, we simply booked it.
The Result:
Within 2 days of the property being ready to rent, a prospective guest/tenant approached us with an urgent accommodation requirement with an opportunity for immediate confirmation, and a narrow decision window. From enquiry to confirmation, the entire process was completed in under 24 hours. The owner secured a 40night stay, generating $40,000 in revenue booking that would almost certainly have been lost if the property hadn’t been ready in advance.
Why This Matters
You don’t capture opportunity by reacting to it. You capture it by being ready before it appears. This is the commercial reality. Opportunity is a byproduct of investing in being prepared. When properties are ready ahead of time, lastminute bookings become achievable and urgent enquiries become viable.
